The village core around the church holds Georgian brick and older timber; the surrounding countryside toward the Welsh border and Bickerton hills is scattered with former rectories, sandstone farmhouses and estate cottages, many little altered — which means original character survives, and so do original inconveniences.

What is worth doing first in Malpas

Little-altered houses are the best briefs: nothing to undo. The discipline is restraint — new services, warmth and one or two decisive spatial moves, leaving the house’s accumulated character to do what a century of taste already perfected.
